Carrollton Home Values & Fall Market Update – October 2026

Carrollton home values have been relatively steady this fall. Here’s a straightforward look at current conditions, one practical homeowner tip, and a couple of local events worth knowing about.

Historic Downtown Carrollton square in the fall

Carrollton Market Snapshot (Early October 2026)

Recent data shows Carrollton home values in the low-to-mid $400,000s, depending on the source and exact period measured. Homes are typically going under contract in roughly 30–55 days. Inventory is moderate. While some properties still sell close to list price, more sellers are seeing price adjustments than during the peak years.

What this means

  • Sellers still have a solid chance of a smooth sale when the home is priced and presented well. Overpricing stands out more right now.
  • Buyers have a bit more breathing room than a couple of years ago, but well-priced homes in good condition continue to move. There’s less urgency overall, though the better homes can still attract competition.

Citywide averages only tell part of the story. Values and activity vary by neighborhood, condition, and price point. If you’d like a comparison based on your specific street or area, request a free home valuation or contact me.

One Fall Task Worth Doing This Month

Before the first real cold front arrives, take care of three simple items:

  1. Clean gutters and make sure downspouts carry water well away from the foundation.
  2. Cover outdoor faucets and disconnect hoses (surprise freezes still happen in North Texas).
  3. Change your HVAC filter and consider a quick heating system check while service technicians aren’t fully booked.

These small steps help prevent bigger problems and higher energy bills later. They’re also details buyers notice if you decide to sell in the next year.

Local Events Worth Knowing
