Sell Your Home in Carrollton, Texas
Updated September 2026 by Sherien Joyner, Carrollton REALTOR®, GRI
If you are selling in 75006, 75007, or 75010, you do not need a national “sell now” article. You need a number that matches your street and a listing plan that fits Carrollton buyers.
I live here. I list here. The first step is a pricing range from nearby sold homes — not an online estimate that ignores updates, your lot, and whether you back to Josey.

What Carrollton sellers should know in 2026
Citywide, Carrollton sales have generally been landing in the low-to-mid $400,000s, with 75010 and updated larger homes running higher. Days on market are no longer “weekend bidding war on everything.” Clean, well-priced houses still move. Overpriced or tired listings sit.
That is why I will not list your home at a Zillow number plus 8%. We look at:
-
the last 3–6 closed sales on streets like yours
-
condition: roof, HVAC, foundation, kitchen/baths
-
whether the buyer pool is first-time, move-up, or buyers searching 75010 specifically
Bring me the address. I will tell you a range and what would actually change the number.
Carrollton is not one market
75006 / Downtown and older central Carrollton
Character homes, townhomes, closer-in convenience, DART at the square. Buyers here care about location and condition. A renovated bungalow and a house that still needs a roof are not priced the same, even on the next block.
75007 / Indian Creek, Rosemeade, established neighborhoods
A lot of Carrollton’s bread-and-butter single-family inventory lives here. Parks, trees, 1980s–1990s two-stories. Price follows updates and yard. This is where a realistic list price beats a hopeful one.
75010 / Northwest Carrollton
This is often the higher-priced part of Carrollton. Buyers compare these homes to Plano and The Colony. If your house shows well, we market that on purpose and price it against the closest similar sales.
If you are not sure which pocket you are in, that is the first thing we settle. It changes comps more than paint color.

How I list a Carrollton home
Walkthrough and comps — I come to the house, then send a pricing range and a short punch list.
Prep that pays — paint, lighting, yard, and repairs buyers in this city actually ding. We skip trendy projects that will not return the money before closing.
Launch — professional photos, a listing written for this zip, and syndication so shoppers find it.
Showings and offers — I handle access, feedback, and the conversation when the first offer is not the last.
Contract to close — inspections, repairs, appraisal, and the usual North Texas foundation/HVAC questions.
You are not hiring a portal. You are hiring someone who already knows why two houses a mile apart sold $40,000 apart.
What to fix before we list (and what to leave)
Usually worth it in Carrollton:
clean, mow, and edge (first photo is the curb)
fix the items an inspector will put in bold: active leaks, dead HVAC, unsafe railings
fresh neutral paint if the house is dated and dark
documented roof or HVAC age if you have receipts
Often not worth it before listing:
a full luxury kitchen remodel you will not recoup in 60 days
adding a pool
over-improving a 75006 house to look like a new 75010 build
If the house needs work, we can price it for that buyer instead of pretending it is turnkey. Honest beats staged-over-rot.

Selling here so you can buy the next house
Many Carrollton sellers are not leaving Texas. They are moving to a different zip, a different part of North DFW, or a one-story.

If the property is a rental, say so up front. Tenant-occupied listings need a different showing and pricing plan than an owner-occupied house.
Why list with a Carrollton resident
I am Sherien Joyner, REALTOR® and GRI. I live in Carrollton and work North DFW. I do not treat 75007 like a pin on a Dallas map.
Sellers hire me for a real number, a clean process, and someone who will tell them when the kitchen remodel will not pay off. If you want a second opinion on price before you sign with anyone, I will still run the comps.

Frequently asked questions
How much is my Carrollton home worth?
How long does it take to sell a house in Carrollton?
Well-priced, ready homes can still move in a few weeks. Tired or high-priced listings take longer. Your zip and condition set the timeline more than a citywide average.
Should I sell in 75007 or wait until I can move to 75010?
Do I have to update the kitchen first?
Not always. In some streets a clean, fairly priced house beats a half-finished remodel. In others the kitchen is why buyers skip the listing. I will tell you which case you are in.
Can you sell my home if I already live out of town?
Yes. I have listed for owners who were not local. We handle access, vendors, and updates so you are not flying in for every showing.
What will I net after commission, title, and repairs?
I will estimate net proceeds when we price the house — list price is not what you take home.
