Sell Your Home in Irving, Texas

Updated September 2026 by Sherien Joyner, Carrollton REALTOR®, GRI

If you are selling in Irving, you need comps from your part of Irving — Las Colinas, Valley Ranch, or south/central. Not seven reasons to list today.

I live in Carrollton and list in Irving. The first step is a pricing range from nearby sold homes, then a plan for photos, showings, and net proceeds.

What Irving sellers should know in 2026

Irving is three listing conversations.

Citywide, many closings have sat in the high $300,000s to low $400,000s. Valley Ranch often runs closer to the high $400,000s to around $500,000. Las Colinas depends on condo vs townhome vs house and can sit much higher. Clean, well-priced homes still move. A Valley Ranch list price on a south Irving house will sit.

We price from:

  • the last 3–6 closed sales on streets like yours

  • pocket (75038/75039, 75063, or 75060–75062)

  • product type and HOA

  • condition: roof, HVAC, foundation, kitchen/baths

  • airport and freeway noise on that block

Bring the address. I will tell you a range and what would change it.

Irving is not one listing

Las Colinas / Urban Center (75038, 75039)

Access and product mix. Condos and HOAs change buyer pool and financing. Do not price a high-rise like a Valley Ranch house.

Valley Ranch (75063)

Valley Ranch is in northwest Irving and is often compared with Coppell. I price it against nearby Valley Ranch and Coppell sales.

Central and south Irving (75060, 75061, 75062)

More attainable band. Updates and inspection items drive the number. Do not market it as Las Colinas.

How I list an Irving home

  1. Walkthrough and comps

  2. Prep that pays

  3. Launch with photos and copy written for the pocket

  4. Showings and offers

  5. Contract to close

What to fix before we list

Usually worth it: curb, leaks, dead HVAC, unsafe items, paint if the house is dark, receipts for roof or HVAC age.

Often not worth it: a luxury kitchen you will not recoup in 60 days, adding a pool, over-improving past the comps.

Selling here so you can buy the next house

Many Irving sellers are moving to Carrollton, Coppell, or a one-story in another pocket of Irving. We can line up the sale and the next purchase.

Frequently asked questions

How much is my Irving home worth?

Online estimates miss your part of Irving, the HOA, and condo vs house. Use the valuation on my sell page, then I will review nearby sales with you.

How long does it take to sell?

Well-priced, ready homes can still move in a few weeks. High prices and deferred maintenance take longer.

Does my part of Irving change my list price?

Yes. Las Colinas, Valley Ranch, and south Irving each draw their own buyers.

Do I have to remodel first?

Not always.

Can you list if I live out of town?

Yes.

What will I net?

I estimate net proceeds when we price the house. List price is not take-home.
