Is Grapevine, Texas a Good Place to Live?
Yes, for a lot of people. Grapevine is a smaller city right next to DFW Airport, with a walkable historic Main Street, Grapevine Lake and commuter rail to the airport and downtown Fort Worth. It fits best if you fly often or want a real downtown and lake life close to home, and your budget fits Grapevine’s prices. If you’re hoping for a lower payment, look at nearby cities too.

Where is Grapevine, Texas?
Grapevine is in Tarrant County, on the north side of DFW International Airport. Its neighbors include Coppell to the east, Southlake and Colleyville to the west, Euless to the south and Flower Mound to the north, across Grapevine Lake. Part of DFW Airport’s land is actually inside Grapevine’s city limits.
It’s a smaller city. The U.S. Census Bureau estimates about 51,000 residents on roughly 32 square miles of land. The Census Bureau puts Grapevine’s average commute at about 22 minutes, shorter than Irving, Plano or Frisco.
Who Grapevine tends to fit
In my experience, Grapevine makes the most sense if:
- You fly for work, or you work at or near DFW Airport.
- You want a walkable historic downtown with restaurants and festivals.
- You’ll use Grapevine Lake for boating, fishing or trails.
- You’d like to compare Coppell, Southlake and Flower Mound on the same trip.
It’s a weaker fit if aircraft noise would bother you, or if you need a lower payment than Grapevine usually allows.
Grapevine’s zip code
Plan on 76051 for Grapevine homes. Two zips confuse people: 76099 is a Grapevine PO box zip, and 76092 is Southlake, not Grapevine. Inside 76051 you’ll find established neighborhoods near Main Street, homes closer to the lake, and a mix of older and updated houses.
Getting around Grapevine
Most people drive. SH 114, SH 121 and SH 360 tie into the airport and the rest of the Metroplex, and DFW Airport sits just south of town.
Grapevine also has rail:
- TEXRail: A 27-mile commuter train from DFW Airport Terminal B to Grapevine, North Richland Hills and downtown Fort Worth. Grapevine has two stations: Grapevine/Main Street Station, at 815 S. Main St. in the historic district, and DFW Airport North Station on East Dallas Road.
Schools in Grapevine
- Grapevine-Colleyville ISD (GCISD) serves most of Grapevine, along with Colleyville and parts of nearby cities.
- Coppell ISD includes a small part of Grapevine, but the city of Coppell notes that part is commercial, not residential.
GCISD has been adjusting elementary boundaries, so I always confirm the current assigned campuses with the district for the exact address.
Things to do in Grapevine
- Historic Main Street: A walkable, preserved district with winery tasting rooms, shops, restaurants, galleries, the Palace Arts Center and the Glockenspiel Clock Tower.
- Grapevine Vintage Railroad: Historic train rides that leave from the Main Street area.
- GrapeFest: Grapevine’s big wine festival on Main Street each September.
- Grapevine Lake: A U.S. Army Corps of Engineers lake with parks, boat ramps and trails along the shore.
- Grapevine Mills: A large mall with attractions like LEGOLAND Discovery Center, SEA LIFE Grapevine Aquarium and Meow Wolf.
- Resorts and water parks: Gaylord Texan’s Paradise Springs water park and Great Wolf Lodge’s indoor water park.
Because the Grapevine/Main Street TEXRail station sits right in the historic district, you can ride the train from the airport or Fort Worth straight to Main Street.
What homes cost in Grapevine
As a rough 2026 planning range from my own market notes, 76051 closings have often landed in the mid-$500,000s to mid-$600,000s. Smaller or older homes run lower, and lake-side or updated homes run higher.
Those are planning numbers, not a price for any one home. When you’re ready, I’ll pull recent sales for the streets you like. You can also search homes for sale in Grapevine any time.
Thinking about selling your Grapevine home?
Buyers compare homes near Main Street, near the lake and near the airport differently, so pricing has to start with the right comparable sales. Here’s how I help Grapevine sellers.
