Pros and Cons of Living in Flower Mound, TX (2026 Local Guide)

Updated September 2026 by Sherien Joyner, Carrollton REALTOR®, GRI

I live in Carrollton and put Flower Mound on the map when a family wants trails, larger lots, and Lewisville ISD campuses — and when they are already shopping Lewisville 75077.

Flower Mound is a strong fit if the payment can support it and you will verify 75028 vs 75022. It is a weaker fit if you need DART or a Carrollton-style price.

Do not buy “Flower Mound.” Buy the zip and the high school.

Flower Mound at a glance (2026)

  • Where: Denton County (some Tarrant edge), west of Lewisville, north of Grapevine / Southlake

  • Zips: 75028 (larger, more of the “typical” town) and 75022 (often larger homes and higher prices)

  • Feel: Master-planned pockets, trails, parks, family suburb — not a downtown like Grapevine Main Street

  • Schools: Mostly Lewisville ISD (Flower Mound High School or Marcus High School). Parts of town are Argyle ISD. Small edges can be Northwest ISD or GCISD. Verify.

  • Transit: A car is required. This is not Carrollton’s DART map.

  • 2026 sale picture: Townwide values often sit around the low-to-mid $600,000s. 75028 is frequently the more attainable band (often high $400,000s to mid $500,000s+). 75022 runs higher — many closings in the $700,000s to $900,000s. Planning ranges, not your list price.

  • Taxes: No state income tax. Stacked property tax still lands.

Pros of living in Flower Mound

1. Trails and parks are the lifestyle

If you will use the trail system, this is a fair reason to pay more than Lewisville 75067.

2. LISD campuses people actually target

Flower Mound High School and Marcus High School are why a lot of families start here. Campus still varies. We look up the feeder, not the town slogan.

3. 75028 and 75022 give two searches

You can shop a more attainable Flower Mound street or a larger 75022 house. That is useful. It is also how people overpay if they mix the two.

4. It sits on the Lewisville / Grapevine loop

Same afternoon as 75077, Highland Village, and Grapevine. Relocators should see all three before they pick a “north” suburb.

5. HOA neighborhoods with a consistent look

If you want that, Flower Mound delivers it more than older Carrollton interiors.

Cons of living in Flower Mound

1. The payment is not Lewisville 75067

You are often paying for the town name, the trails, and the campus. If the budget is a mid-$300,000s house, start in Lewisville or Carrollton.

2. Two high schools, more than one district

FMHS vs Marcus vs Argyle ISD changes the buyer pool. Do not assume LISD on every 75022 lot.

3. No DART

121 / 2499 / FM 1171 traffic is the commute. Test it at the hour you would drive.

4. HOA rules

Planned pockets mean amenities and restrictions. Read the docs before you offer.

5. 75022 is easy to confuse with “average Flower Mound”

A $500,000 75028 house and a $900,000 75022 house are not the same listing strategy.

Schools

Area What buyers usually find
Much of 75028 Lewisville ISD — Marcus High School is common; still verify
Much of 75022 Lewisville ISD — Flower Mound High School is common; still verify
West / north edges Argyle ISD on some addresses
Small fringes Possible Northwest ISD or GCISD

I will not sell a house on a town homepage “great schools” line.

Neighborhood snapshot

75028

The workhorse zip. More inventory, more mixed prices. Compare streets; do not use a 75022 median.

75022

Larger homes, higher payments (Wellington and similar pockets sit up here). Confirm lot, HOA, and campus.

Toward Lewisville 75077 / Highland Village

The comparison set. Sometimes the better payment for a similar commute.

Who Flower Mound is (and isn’t) for

A good idea if you:

  • want trails and a planned suburb

  • will pay for FMHS or Marcus after tax

  • are already comparing 75077

  • do not need DART

A weaker idea if you:

  • need a Carrollton or 75067 payment

  • want Main Street / DART / a job next to Las Colinas

  • will not verify zip and high school

How I help Flower Mound buyers and sellers

I am Sherien Joyner, REALTOR® and GRI, based in Carrollton. I work Flower Mound on the same loop as Lewisville.

Buying: 75028 vs 75022 and the high school first. Relocators get video so the trip is not 40 houses.
Selling: we price the zip, not the town slogan.
