North DFW Investment Properties
Updated September 2026 by Sherien Joyner, Carrollton REALTOR®, GRI
I work with people who want a rental, a duplex, or a small investment in Carrollton and North DFW — and with owners who are ready to sell one.
This is not a “get rich in real estate” page. Investors I help want a real number: what the property can rent for, what it needs, what similar places sold for, and whether the payment still works after tax, insurance, and vacancy.
I live in Carrollton. I already walk these streets for primary-home buyers. That same local read is what investors need before they chase a listing that only looks cheap on a map.
Who this is for
Buying a first rental in Carrollton, Lewisville, The Colony, Irving, or nearby
Adding a duplex or small multifamily
Selling a rental that still has tenants
Relocating and keeping a house as a rental instead of selling
Comparing a 75006/75007 value play vs a higher-priced 75010 or Coppell payment
If you need syndications, apartment towers, or out-of-state turnkey packages, I am not that channel. If you want a house or duplex here and an agent who will tell you when the numbers are thin, I am.
What I do for investors
Buy side
Comps that match the actual street, not a citywide average
Condition: roof, HVAC, foundation — the items that wipe a year of cash flow
School zone and tenant demand (families still care, even on a rental)
Offer strategy when the “deal” is being bid by owner-occupants too
Introductions to lenders and inspectors I already use on primary homes
Sell side
Pricing a tenant-occupied house without pretending it is owner-occupied
Showing rules that respect the lease
A plan if the buyer wants vacant possession vs keeping the tenant
Net proceeds before you pick a list price
I am not a CPA or a 1031 facilitator. If a tax-deferred exchange is part of your plan, I will work with your tax advisor and the qualified intermediary. I will not treat that as a slogan.
Where investors actually look in my market
Carrollton — 75006, 75007, 75010
Established housing, mixed price points, and tenants who work the Dallas–Las Colinas–Plano triangle.
75006 and 75007 often pencil better than 75010. 75010 can bring stronger buyer demand later if you sell to an owner-occupant. Confirm school zone; it changes both rent and resale.

Lewisville, The Colony, and older North DFW pockets
More inventory variety than Coppell. Closer to the lake in places. Good hunting ground when Carrollton list prices feel tight.
Coppell and premium zips
Coppell ISD and airport access support values. Purchase prices are higher, so the rent has to work harder. I will say so before you stretch.
Duplexes and 2–4 units
A duplex can house you on one side and a tenant on the other, or run as a straight rental. The underwriting is different from a single-family house.

How we run a deal
Goal and budget — cash-flow, house-hack, or long-term hold.
Short list — streets and property types that fit, not 40 random IDX saves.
Number — purchase price, likely rent, obvious repairs, holding cost.
Tour or video — especially if you do not live here.
Offer and close — or a no if the inspection kills the thesis.
Selling a rental uses the same honesty in reverse. Guide: Sell your rental home
What I will not do
Quote a cap rate from a listing flyer without checking the rent
Ignore foundation and HVAC because “the tenant is paying”
List a rental as if it were a staged owner-occupied house
Promise that Carrollton or Frisco appreciation will fix a bad payment
Give tax or legal advice
Selling the rental you already own
Landlords sell when they are tired of the property, moving, or ready to trade into something else.
Tenant in place changes the calendar: notice, showings, and whether you list as investment or wait for vacancy. I will tell you which path is cleaner for this house.

Frequently asked questions
Do you work with real estate investors in North DFW?
Yes. I help investors buy rentals and duplexes and sell investment homes in Carrollton and nearby cities.
What cities do you cover for investment properties?
Carrollton first, then Lewisville, The Colony, Coppell, Irving, and other North DFW cities I already work for primary-home clients.
Can you help me buy a duplex?
Yes. See Buying a duplex and then contact me with the budget.
Can you list a house that still has tenants?
Yes. Showing and pricing are different than a vacant owner-occupied listing. Start at Sell your rental home
Do you handle 1031 exchanges?
I can list or help you buy the replacement property and coordinate with your tax advisor and intermediary. I do not give tax advice.
I live in another state. Can we still work together?
Yes. We use video, a tight list, and a local inspection so you are not flying in to see the wrong houses.
