Pros and Cons of Living in Frisco, TX (2026 Local Guide)
Updated September 2026 by Sherien Joyner, Carrollton REALTOR®, GRI
I live in Carrollton. Families put Frisco on the list for Frisco ISD, new inventory, and The Star. They take it off when the payment is a Carrollton or east-Plano house plus cash left over.
Frisco is a strong fit if FISD and a newer master-planned suburb are the purchase. It is a weaker fit if you need DART or a mid-$400,000s payment.
H2 Frisco at a glance (2026)
- Where: Collin and Denton counties, north of Plano, on the Dallas North Tollway
- Zips: 75033, 75034, 75035, 75036
- Schools: Mostly Frisco ISD. Edges can touch other districts. Verify.
- Transit: A car is required. This is not Carrollton’s DART map.
- 2026 sale picture: Many closings sit in the mid-$600,000s. 75035 can run a little lower than 75033 / 75034. Planning ranges, not your list price.
Pros
- Frisco ISD is the brand. Campus still varies. We look up the feeder.
- Newer product. More 2010s–2020s housing and HOA amenities than Carrollton.
- The Star and the sports / job map. Useful if that is weekly life.
- You can compare Plano and Carrollton in one search. Run both payments before you love a model home.
Cons
- The payment is the whole conversation. Carrollton 75007 / 75010 and Plano 75074 often win the “more house” math.
- No DART. Tollway and 121 are the commute.
- HOA and leftover growth traffic.
- “Frisco” hides the zip. 75033–75036 do not share one buyer pool.
- I live in Carrollton. I work Frisco. The value is an honest compare.
H2 Schools
| Area | What buyers usually find |
|---|---|
| Most of Frisco | Frisco ISD |
| Edges of 75033 / 75036 | Possible other districts — verify |
| A listing that only says “Frisco schools” | Not enough. Pull the campus |
I will not sell a house on a city homepage “great schools” line.
Frisco vs Carrollton
Stay in Carrollton if you want DART, established lots, and a lower payment.
Choose Frisco if FISD and newer inventory are worth the tax bill.
