Buy Homes in Addison, Texas

Updated October 2026 by Sherien Joyner, Carrollton REALTOR®, GRI

Looking at homes for sale in Addison, TX? I help buyers choose the right building, street, and commute — not just the first listing with Addison in the pin.

Addison is a small town on Dallas’s northern edge with a big restaurant row, the Dallas North Tollway running through it, a general-aviation airport, and a DART Silver Line station. Buyers who want walkable dining, events, and a shorter drive into Dallas often start here instead of farther-north suburbs. I live next door in Carrollton, so Addison is part of my everyday map.

Addison home prices right now

Addison is a small market, so a handful of sales can move the averages. Here is what the public data showed for the three months ending September 2026:

  • Median sale price: about $545,000 citywide, up 13.5% from the same period a year earlier (Redfin, Addison housing market, data through Sept. 2026).
  • Time on market: a median of 53 days, down from 68 a year earlier (same source).
  • Volume: only 27 homes sold in September 2026, down from 42 the September before (same source).
  • Negotiation room: homes sold for a median of 97.6% of list price, and about 36% of listings had a price drop (same source).
  • Zip code 75001 (most of Addison) showed a similar picture: a median of about $529,000 and 54 days on market (Redfin, 75001, data through Sept. 2026).

What that means for you: Addison is not a “waive everything and pray” market right now. Well-priced homes still sell, but there is often room to negotiate on price, repairs, or closing costs — especially on condos that have been listed for a while.

Because the median mixes high-rise condos, townhomes, and houses, I never price an Addison offer off the citywide number. We pull the sales in your building or on your street.

Why buyers choose Addison

Buyers usually compare Addison with Carrollton, Farmers Branch, and parts of North Dallas. Addison’s footprint is compact, so the lifestyle conversation matters as much as the floor plan.

Tollway, Addison Airport, and the DART Silver Line

The Dallas North Tollway runs through Addison, so commuting north toward Plano and Frisco or south toward Dallas is straightforward for many buyers. Addison Airport sits inside town and supports business aviation and town events. If air access or Tollway convenience is on your list, Addison stays on the short list.

Addison Station (4925 Arapaho Road) is on the DART Silver Line, the regional rail line that opened in October 2025 and runs between DFW Airport and Plano, with stops that include Downtown Carrollton (DART). The station sits next to the Addison Transit Center, so bus and rail are part of the same hub. If rail toward DFW Airport, Carrollton, Richardson, or Plano matters to you, we treat it as a real filter — check DART’s current schedule for the times you would actually ride.

Restaurants, Addison Circle, and Kaboom Town

Belt Line Road and the Addison Circle area are known for restaurants, hotels, and entertainment. Addison Circle Park hosts town events, including Addison Kaboom Town, the town’s July 3 celebration with an air show and fireworks. Because events draw crowds from across North Texas, living near Addison Circle means planning for event nights as well as weekday dining. That is a plus for some buyers and a dealbreaker for others — we talk about it before you fall for a balcony.

Homes for sale in Addison, TX: neighborhoods and housing types

Addison’s housing leans toward mid-rise condos, townhomes, and a smaller set of established single-family streets rather than large master-planned subdivisions.

Addison Circle

The town’s mixed-use core: offices, residences, restaurants, and Addison Circle Park. Buyers who want to walk to dinner, catch events, and stay close to the Tollway often start here. Event traffic is part of the deal.

Vitruvian Park

Along Vitruvian Way, a park-centered district with apartments, townhomes, trails, and gathering spaces. It is the “green space and amenities” conversation inside Addison.

Buying a condo or townhome in Addison: what to check

Most Addison buyers end up looking at a home with an association. Before you sign:

  1. Read the association documents. For a condominium, Texas law requires the seller to provide the declaration, bylaws, rules, and a resale certificate that includes the association’s budget, reserves, and any approved capital projects (Texas Property Code §82.157). For an HOA subdivision, the resale certificate comes under Property Code Chapter 207.
  2. Look at reserves and special assessments. A low monthly fee is not a bargain if the roof or elevators are underfunded.
  3. Check rental and pet rules if you might lease the unit later or have a large dog.
  4. Ask your lender early whether the building works for your loan type. Some condo projects do not qualify for every loan program.
  5. Parking and guest access matter more than buyers expect near Addison Circle.

One buyer of mine purchased a property with HOA and building management. From the Google review (excerpt):

“Sherien worked directly with the building management team to organize and submit everything required, following up diligently until everything was approved.”

Budget, commute, and home type first. Then a short list, video tours if needed, and one planned trip. Start on my North DFW home buyers page or call me directly.
