Farmers Branch home prices right now
For the three months ending September 2026, public data showed:
- Median sale price: about $410,000, essentially flat from a year earlier (Redfin, Farmers Branch housing market, data through Sept. 2026).
- Time on market: a median of 45 days, compared with 41 days a year earlier (same source).
- Volume: 81 homes sold in September 2026, down from 100 the September before (same source).
- Negotiation room: homes sold for a median of 96.7% of list price; about 41% of listings had a price drop, while about 15% sold above list (same source).
- Zip code 75234, which covers much of Farmers Branch plus part of Dallas, showed a median of about $390,000 and 45 days on market (Redfin, 75234, data through Sept. 2026).
For buyers, that adds up to a balanced market: the best-priced, updated homes still move fast, but many listings leave room to negotiate price, repairs, or seller-paid closing costs.
Why buyers choose Farmers Branch
Buyers often compare Farmers Branch with Carrollton, Addison, and parts of North Dallas. Here is what usually decides it.
Location that actually works
Farmers Branch sits along the I-35E (Stemmons) corridor, with I-635 (LBJ Freeway) on the south side and access toward the Dallas North Tollway and the President George Bush Turnpike. That puts downtown Dallas, Love Field, and many job centers within a practical drive. If your day includes Addison restaurants, Carrollton errands, or a commute toward DFW Airport, Farmers Branch is often the middle of the map.
DART Green Line in town
Farmers Branch Station on Denton Drive is on the DART Green Line, with a ride into downtown Dallas. That is a real difference from suburbs that only offer buses or a long drive to rail.
Parks, trails, and history
The city calls itself a “City in a Park,” and the official parks list backs that up. Oran Good Park, Rawhide Park, and the John F. Burke Nature Preserve along the Elm Fork of the Trinity add trails and open space along the river. The Farmers Branch Historical Park near the DART station is an open-air historic site, and the Mustang Station area around the station has grown with dining and mixed-use development.

Homes for sale in Farmers Branch, TX: neighborhoods and zip codes
Farmers Branch mainly uses zip codes 75234 and 75244. Housing is mostly established single-family streets, with apartments, townhomes, and newer mixed-use near the freeways and the DART station.
Valwood Park and central Farmers Branch
Established homes, mature trees, and easy access to Josey Lane, Valwood Parkway, and I-35E. Buyers who want a traditional yard and a shorter drive into Dallas often start here.
Brookhaven area
Brookhaven Estates, Brookhaven Hills, and Brookhaven Hills West sit toward the north and east side of town, near Marsh Lane, Valley View Lane, and the Brookhaven Country Club area. These streets have mature tree cover and sit close to the Tollway and LBJ.
Near Mustang Station and the historic core
Around Denton Drive, Farmers Branch Lane, and the Historical Park, you will find older homes, apartments, and redevelopment tied to the DART station. This is the “walk to rail and events” conversation more than the big-yard conversation.
What to inspect in an established Farmers Branch home
Many Farmers Branch streets were built decades ago, which is part of the appeal: bigger trees, larger lots, and fewer cookie-cutter floor plans. It also means the inspection matters.
- Foundation: North Texas clay soil moves. A sloping floor or sticking door is a reason to ask for an engineer’s opinion, not a reason to panic. See my guide to foundation issues in North DFW homes.
- Roof, HVAC, and water heater age: ask for receipts and plan the next replacement into your budget.
- Electrical and plumbing: older systems can affect insurance and resale.
- Drainage and creeks: some streets sit near creeks and the Elm Fork; we check the flood zone and ask the seller about past water.
