Carrollton, TX Neighborhoods by Zip Code: 75006, 75007 and 75010

Updated October 2026 by Sherien Joyner, Carrollton REALTOR®, GRI

I have lived in Carrollton since 2012, and the first thing I tell buyers is this: Carrollton is not one market. Three main zip codes — 75006, 75007, and 75010 — cover most of the city, and they differ in price, age of homes, and commute.

All three are Carrollton zip codes (75011 is used for post office boxes). Zip lines and city limits do not match perfectly, so a “Carrollton” mailing address near the edges can sit in a neighboring city — we always verify the address.

At a glance

  • Three main zip codes: 75006, 75007 and 75010.
  • Recent medians ran from about $377,000 (75006) to about $514,000 (75010).
  • Edge addresses can sit outside city limits, so verify each one.

Carrollton at a glance

For the three months ending September 2026 (Redfin, Carrollton): a citywide median sale price of about $412,000, a median of 41 days on market, and 279 homes sold in September. By zip (75006, 75007, 75010, same period):

75006 75007 75010
Median sale price about $377,000 about $399,000 about $514,000
Change vs. a year earlier −2.6% −4.7% −19.3%
Median days on market 37 44 45
Homes sold in Sept. 2026 73 136 78

A note on 75010: the 19% drop is a three-month median in a zip with fewer sales, so a shift in which homes sold (more townhomes, fewer large homes) can move it a lot. I would not read it as “75010 homes lost 19% of their value.”

School districts: Carrollton addresses fall in Carrollton-Farmers Branch ISD, Lewisville ISD, or Dallas ISD, and small edges touch Coppell ISD and Plano ISD. District lines do not follow zip codes, so check any specific address with the district.

75006: Downtown and south-central Carrollton

The feel: the historic square, DART rail, older housing, and some of the city’s most accessible prices.

  • Downtown / Old Town Carrollton. Historic Downtown Carrollton has restaurants, shops, and events on the square. Downtown Carrollton Station (1205 N. Denton Drive) serves both the DART Green Line and the Silver Line toward DFW Airport, Addison, and Plano. Housing mixes older bungalows, mid-century homes, and newer townhomes.
  • Josey Ranch Lake area — around the lake and the Josey Ranch Lake Library at 1700 Keller Springs Road (75006).
  • Established streets between I-35E, Belt Line, and Josey Lane: mostly older ranches and two-stories, with real variation in updates.

Market: about $377,000 median and 37 days on market for the three months ending September 2026 — the fastest-moving of the three zips. About 28% of homes sold above list price (Redfin, 75006).

Worth a look if you want: a lower entry price, a walk to the square, or quick access to DART, and you will trade a newer kitchen for location. Inspect roofs and foundations carefully.

75007: Indian Creek, Rosemeade, and central-north Carrollton

The feel: Carrollton’s “classic suburb” — established neighborhoods, parks, mature trees, and lots of 1980s–1990s two-stories.

  • Indian Creek — established streets with greenbelt and pond access, and golf-course proximity in places.
  • Rosemeade — established streets near the Rosemeade Rainforest aquatic complex, parks, and everyday retail.

Market: about $399,000 median and 44 days on market for the three months ending September 2026, with the most sales of the three zips (136 in September) (Redfin, 75007).

Worth a look if you want: space, parks, and a reasonable payment without going all the way north. Updates and yard size drive price more than anything.

Recent sales of mine include homes on Cedarcrest Drive and Windy Crest Drive in 75007 — see recently sold homes.

75010: Northwest Carrollton and the Hebron corridor

The feel: newer construction near the Bush Turnpike and SH 121, and the area of Carrollton that competes with Plano, The Colony, and Lewisville.

  • Hebron Parkway corridor — neighborhoods generally newer than central Carrollton, plus newer townhomes, near the Bush Turnpike and SH 121.
  • Coyote Ridge and Austin Waters — established northwest Carrollton communities with many larger homes.
  • Castle Hills edge — Castle Hills is largely in Lewisville; verify city limits and HOA before you assume.

Market: about $514,000 median and 45 days on market for the three months ending September 2026; about 46% of listings had a price drop (Redfin, 75010). Sellers here compete with each other and with new construction nearby, so pricing has to be precise.

Worth a look if you want: a newer home without a Frisco or Flower Mound payment, plus Carrollton’s central location.

A recent sale of mine on Chickasaw Drive was in 75010 — see recently sold homes.

Just east of Carrollton: North Dallas 75287

Many of my Carrollton buyers also look at 75287, the Far North Dallas zip on Carrollton’s eastern side. It is in the City of Dallas, with a Dallas address but mostly Collin and Denton County tax records. See buying in North Dallas 75287 or selling in 75287.

How to choose your Carrollton zip

  1. Start with the commute. 75006 is closest to DART and I-35E toward Dallas; 75010 is closer to the Tollway, Sam Rayburn, and Plano/Legacy jobs.
  2. Then the house. Decide how much updating you will take on. An older 75006 ranch and a newer 75010 two-story are different projects at different prices.
  3. Run the payment with taxes. Texas has no state income tax, but property taxes are significant, and the total rate depends on the city, school district, and county for that address. My Carrollton pros and cons guide covers taxes, commutes, and trade-offs in more depth.
