Pros and Cons of Living in McKinney, TX (2026 Local Guide)
Updated September 2026 by Sherien Joyner, Carrollton REALTOR®, GRI
I live in Carrollton. Buyers put McKinney on the list for historic downtown, McKinney ISD, and more house than Frisco. They take it off when the commute to Dallas or Las Colinas is longer than they expected.
McKinney is a strong fit if you want a Collin County town center and will drive. It is a weaker fit if you need DART or a job next to Carrollton / Irving.
McKinney at a glance (2026)
- Where: Collin County, north of Allen / Plano, farther from DFW Airport than Carrollton
- Zips: 75069 (older / downtown), 75070, 75071 (more of the newer north)
- Schools: Mostly McKinney ISD. Edges can touch Allen ISD, Frisco ISD, or others. Verify.
- Transit: A car is required.
- 2026 sale picture: Many closings sit in the mid-$400,000s to around $500,000. 75069 can mix character homes and lower-priced stock; 75071 is a large newer-inventory zip. Planning ranges, not your list price.
Pros
- A real downtown. Square, shops, restaurants — more of a town than a Tollway strip.
- Payment vs Frisco. You often get more house than 75033 / 75034.
- McKinney ISD. Brand plus campus variation. We look up the feeder.
- Two housing stories. Historic 75069 and newer 75070 / 75071.
Cons
- The drive. US 75 / 121 to Dallas or the airport is longer than Carrollton. Test it at rush hour.
- No DART. Carrollton wins if rail is the purchase.
- Growth traffic. Newer north McKinney still sits in that.
- “McKinney” hides the zip. 75069 is not 75071.
Schools
| Area | What buyers usually find |
|---|---|
| Most of McKinney | McKinney ISD |
| Toward Allen | Possible Allen ISD sliver |
| West / Frisco-facing edges | Possible Frisco ISD — verify |
I will not sell a house on a city homepage “great schools” line.
McKinney vs Carrollton
Stay in Carrollton if you want DART, a shorter hop to Dallas / DFW, and 75006 / 75007 / 75010.
Choose McKinney if downtown + MISD + a little more space than Frisco are worth the miles.
