Is The Colony, Texas a Good Place to Live?
Yes, for a lot of people. The Colony is a smaller lake city on the eastern shore of Lewisville Lake, between Frisco, Lewisville and Carrollton, with lakeside trails and the Grandscape shopping and entertainment district. It fits best if you’ll actually use the lake and you’re fine driving to work. If you need DART rail, or you assume every 75056 address is in the same school district, look closer first.

Where is The Colony, Texas?
The Colony is in Denton County, on the eastern shore of Lewisville Lake. Its neighbors are Frisco to the east, Little Elm to the north, Lewisville to the west, and Carrollton and the Hebron area to the south. Main Street is the main road through town, and the Sam Rayburn Tollway (SH 121) runs along the south side.
The city says it’s about 35 minutes from downtown Dallas and 25 minutes from DFW Airport. The U.S. Census Bureau estimates about 46,000 residents on roughly 14 square miles of land, so it’s much smaller than Frisco or Plano next door.
What is The Colony? A little history
The name comes from Peters Colony, the Republic of Texas’s settlement contract that brought early settlers to North Texas in the 1840s. The modern city started in 1973, when Dallas builder Fox and Jacobs bought about 2,500 acres on the lake’s eastern shore for a new housing development. The first residents moved in in 1974, the community voted to become a city in 1977, and the nearby lakeside community of Eastvale joined it in 1987.
Who The Colony tends to fit
In my experience, The Colony makes the most sense if:
- You want Lewisville Lake, trails and lake parks in your weekly routine.
- You’ll use Grandscape for shopping, dining and nights out.
- You’re also looking at Lewisville, Frisco or Carrollton and want to compare.
- You’re comfortable with a car commute on SH 121 or the Tollway.
It’s a weaker fit if you need DART rail or a city where every address has the same school district.
Areas and housing in The Colony
The Colony’s main zip code is 75056, but that zip is bigger than the city and spills into neighboring areas. Here’s how I think about the housing:
- The original Colony neighborhoods: Homes built from the 1970s onward, close to Main Street and the lake parks.
- Lake-side streets: Homes near Stewart Creek, Hidden Cove and the shoreline.
- Newer planned areas: Areas like Austin Ranch, near Grandscape and SH 121, with more recent construction.
Because 75056 crosses city and school lines, I check the city, HOA and assigned campuses for every address before you make an offer.
Getting around The Colony
The Colony is a driving city. SH 121 and the Dallas North Tollway connect you to Plano, Frisco and the airport side of the Metroplex, and the Census Bureau puts the average commute at about 27 minutes. The Colony isn’t a DART city, so if rail matters, Carrollton is the closest place to look.
Schools in The Colony
- Lewisville ISD serves most of the city. The district says it covers about 10.4 of The Colony’s roughly 14 square miles and serves about 5,300 students from The Colony. The Colony High School is an LISD campus.
- Little Elm ISD serves some streets on the north side, including the Prestwick area.
Edges of 75056 can touch other districts, so I always confirm the assigned campuses with the district for the exact address.
Things to do in The Colony
- Grandscape: A 433-acre shopping, dining and entertainment district anchored by Nebraska Furniture Mart of Texas, which opened in 2015.
- The Colony Shoreline Trail: A 3.3-mile trail along Lewisville Lake between Stewart Creek Park and Ridgepointe Park, with free parking at the trailhead outside Stewart Creek Park.
- The Tribute Shoreline Nature Trail: 2.5 miles with a scenic overlook of the lake at the tip of the peninsula.
- Stewart Creek Park: A lake park with camping, boating, swimming and fishing. There’s an entry fee.
- Hidden Cove Park: A 720-acre, privately operated lake park with a 2.28-mile nature trail. It also charges an entry fee.
- Five Star Complex: A city park complex that ties into The Colony’s trail network.
The city has been named a Tree City USA and a Playful City USA, and its bike paths earned an honorable mention as a Bicycle Friendly Community from the League of American Cyclists.
What homes cost in The Colony
As a rough 2026 planning range from my own market notes, closings have often landed from the mid-$400,000s to around $500,000. Castle Hills, newer and lake-side homes run higher.
